James Hardie Siding

James Hardie Siding Installation

Premium fiber cement siding installation for Milton homes — Board and Batten modern farmhouse styles, ColorPlus Technology factory finishes, and the durability that Georgia's climate demands.

Pest & Fire Resistant

Fiber cement is impervious to woodpeckers, carpenter bees, and termites — the top threats on Milton's wooded lots. Non-combustible construction adds fire safety to properties with longer emergency response times.

Board & Batten Style

The modern farmhouse aesthetic that Milton buyers love. Hardie Board and Batten panels deliver the vertical dimension and shadow lines that define this architectural style, without the maintenance of real wood.

ColorPlus Technology

Factory-applied finishes that resist fading, chipping, and cracking far longer than field-painted alternatives. Baked on in controlled conditions, ColorPlus coatings hold their color through Georgia's UV exposure and humidity cycles.

Energy Upgrades

Every siding installation includes house wrap and insulation assessment. We upgrade weather barriers and add insulation where needed — reducing energy bills and tightening the building envelope during the replacement process.

"It's tough to find people you feel like you can trust not to try and get over on you. I spoke with Wes about work I needed to get done and was surprised at his level of honesty and professionalism. Putting that with the word of mouth on the quality of his work... and I wouldn't/won't hesitate to work with him on my next project."

"We had a major project to be undertaken. Need construction to the rescue!! We had water damage to some of the framing on the home exterior and major deck demo and rebuild. They handled it all. I had some unique requests that I wanted installed on my deck. The DekDrain rain system along with the full composite Dekorators Summit boards and railing with a cocktail rail was our desire. We also had to have a concrete patio area below. Wes and his team made it all happen. The subframe was built with better materials that any other contractor had even offered and I was impressed with that alone. I have no doubt that hurricane force winds would have no effect on this fortress of a deck. Even the city inpectors were wowed by the build quality. The craftsmanship and finishing of the final product is top tier. They will take the time to make sure it's your dream come true."

FAQ

Milton Deck Building & Home Addition Questions

Common questions from Milton homeowners about custom decks, sunrooms, home additions, siding, and our building process.

What are the Milton, GA building codes for new deck construction?

The City of Milton requires a building permit for any deck over 200 square feet or more than 30 inches above grade. Setback requirements vary by zoning district — most Milton residential lots fall under AG-1 agricultural zoning, which requires wider setbacks than typical suburban parcels. We handle the full permitting process through Milton's Community Development department, including structural engineering drawings, site plans, and inspection scheduling. Every deck we build meets or exceeds the 2018 International Building Code standards adopted by Fulton County for structural safety, load capacity, and railing height.

How much does it cost to add a second floor to a home in Milton?

A second-story addition in Milton typically ranges from $100,000 to $150,000 or more, depending on the square footage, structural reinforcement required, and finish level. The existing foundation and framing must be evaluated by a structural engineer to determine if they can support the added load — this assessment alone can save homeowners from costly surprises mid-project. Architectural design fees usually run $5,000 to $15,000, and you'll need City of Milton building permits plus potentially HOA approval in communities like White Columns or The Manor Golf & Country Club. We provide fixed-price contracts after a thorough site assessment so there are no surprise costs.

What is the difference between a 3-season and 4-season sunroom?

A 3-season sunroom uses single-pane or lightly insulated glass and has no dedicated HVAC system, making it comfortable from spring through fall but too cold in winter and too hot at peak summer. A 4-season sunroom is fully insulated with double- or triple-pane low-E glass, thermal break frames, and a dedicated heating and cooling system — essentially a permanent room addition you can use 365 days a year. For Milton homeowners, we recommend 4-season construction because Georgia's summers push 95+ degrees and winter nights drop into the 20s. The upfront premium of 20-30% pays for itself in year-round usability and adds more resale value.

Is fiber cement siding better than vinyl for Milton homes?

For Milton's climate and property values, fiber cement siding outperforms vinyl in nearly every category. James Hardie fiber cement is impact-resistant, non-combustible, and immune to woodpeckers and carpenter bees — all common issues on Milton's heavily wooded lots. It holds paint finishes 2-3 times longer than vinyl in Georgia's UV exposure, and it doesn't warp or melt from reflected sunlight off neighboring windows. Most importantly, fiber cement siding adds measurable resale value in Milton's luxury home market, where buyers expect premium materials. The higher upfront cost is offset by decades of lower maintenance and stronger curb appeal.

How long does it take to get a building permit in Milton?

The City of Milton typically processes residential building permits within 2 to 4 weeks from a complete application submission. The timeline depends on project complexity — a straightforward deck permit moves faster than a structural home addition requiring engineering review. We prepare and submit all permit applications on behalf of our Milton clients, including site plans, structural drawings, and any required HOA approval documentation. This contractor-managed process ensures your application is complete the first time, avoiding costly resubmissions that can add weeks to the timeline.

Can I attach a covered patio to my existing roofline?

Yes, a covered patio can be structurally tied into your existing roofline in most cases. The key considerations are roof pitch matching, proper flashing and waterproofing at the tie-in point, and ensuring your existing roof structure can support the added load. We install step flashing and counter-flashing systems that create a watertight seal between the new patio cover and your home's existing roof. Drainage planning is critical — we engineer the pitch so water flows away from the house, not into the connection point. For Milton homes, we pull a building permit for every covered patio and schedule all required inspections through the city.

Why use James Hardie siding for a Milton remodel?

Milton's wooded, rural-residential lots create unique challenges that James Hardie fiber cement handles better than any alternative. The material is impervious to woodpecker damage and carpenter bee boring — two of the most persistent problems on homes surrounded by mature trees. Hardie siding is non-combustible, which provides an important safety margin on larger Milton properties where fire response times can be longer. The 30-year non-prorated warranty and ColorPlus Technology factory finishes mean you won't be repainting every 5-7 years like wood siding demands. For Milton's upscale market, Hardie Board and Batten delivers the modern farmhouse aesthetic that buyers actively seek.

Do you offer custom deck designs for Milton's large lot sizes?

Absolutely. Milton's AG-1 zoned properties often sit on 1 to 3+ acres, which gives us room to design expansive multi-zone deck layouts that most suburban lots simply can't accommodate. We build multi-level composite decks with dedicated zones for dining, lounging, grilling, and entertaining — often integrated with existing pools, fire pits, and garden pathways. We use Deckorators Mineral-Based Composite and premium pressure-treated framing rated for Milton's soil and climate conditions. Every custom deck design starts with an on-site consultation where we assess your lot's topography, sun exposure, and sight lines to maximize the outdoor living experience.
