Custom Home Additions for Growing Families

When your family outgrows your floor plan, moving isn't the only option. We build custom home additions that expand your living space while preserving the character and value of your existing home.

Most homeowners in Alpharetta and Milton bought their homes because they loved the neighborhood — the schools, the proximity to Avalon or downtown Roswell, the community. But as families grow, the house itself can feel too tight. That spare bedroom became a nursery, the garage turned into storage, and there's nowhere left to expand inside the existing walls.

As experienced home addition contractors, we specialize in structural expansions that feel like they were always part of your home. Whether you need a master suite wing off the back of a ranch-style home in Windward, a second story addition on a split-level in Crabapple, or a garage addition to finally get your cars out of the driveway — we handle the full scope from foundation to finish.

Every addition we build includes new foundation work, structural framing tied into your existing roof system, and complete interior finishes — drywall, trim, flooring, paint, and electrical. We match your existing roofline, siding, and architectural details so the addition integrates seamlessly. Your neighbors should never be able to tell where the original house ends and the new space begins.

Master Suite Additions

Full bedroom wings with en-suite bathrooms, walk-in closets, and private sitting areas. Designed to feel like a retreat within your own home.

Second Story Additions

Add an entire floor without sacrificing yard space. We reinforce existing foundations and framing to support the new level — ideal for lots with tight setbacks.

Garage Additions & Conversions

New attached garages, detached structures, or conversions of existing garage space into finished living areas with proper insulation, HVAC, and egress.

End-to-End Project Management

A dedicated project superintendent handles every detail from initial blueprints through final inspection — permits, subcontractors, scheduling, and clean-up.

Types of Home Additions We Build

Every structural expansion is custom-designed for your home and lot:

  • Master suite wings with full bathrooms
  • Second story additions over existing footprint
  • Single-room bump-outs (kitchen, bedroom, office)
  • Garage additions — attached or detached
  • Garage-to-living-space conversions
  • In-law suites with separate entrances
  • Sunroom-to-conditioned-space conversions
  • Seamless roof tie-ins and exterior matching
Our Process

Our Home Expansion Process

Building a home addition involves structural engineering, permit coordination, and dozens of trades working in sequence. Here's exactly how we manage every project — from the first site visit to your final walkthrough.

1

Site Assessment & Feasibility

We survey your property, evaluate zoning laws, setback requirements, and HOA covenants specific to your community in Alpharetta, Milton, or Roswell. You'll know exactly what's possible before any design work begins.

2

Design & 3D Visualization

Our design team creates detailed 3D renderings so you can visualize your new space before we break ground. We refine the layout until it matches your vision and budget — no surprises during construction.

3

Permits & HOA Approval

We prepare and submit all building permit applications, structural engineering drawings, and HOA architectural review packets. We handle the back-and-forth with the city so you don't have to.

4

Foundation & Framing

New foundation work — whether slab, crawl space, or pier — followed by structural framing and roof tie-ins. Every connection point to your existing home is engineered for long-term integrity.

5

Mechanical & Interior Finishes

HVAC extension, plumbing, electrical, insulation, drywall, flooring, trim, and paint. We coordinate every trade in sequence to keep your project on schedule and your living space usable.

6

Final Inspection & Walkthrough

We schedule the final building inspection, walk through every detail with you, and address any punch list items on the spot. You get a completed addition that's move-in ready and fully permitted.

Understanding Room Addition Costs in North Atlanta

Home addition costs vary widely based on scope, structural requirements, and finish level. Here's what drives the numbers — and how to budget realistically for your project.

The biggest factor in room addition cost isn't square footage — it's structural complexity. A ground-level bump-out that extends an existing roofline is straightforward. A second story addition that requires foundation reinforcement, load-bearing wall modifications, and a completely new roof structure is a different project entirely. In the Alpharetta and Milton market, we see ground-level additions starting around $250 to $350 per square foot, while second story additions typically run $300 to $450 per square foot depending on the scope.

Mechanical tie-ins are the other big variable. Extending your existing HVAC system may work for a single-room expansion, but a master suite addition or second floor often requires a dedicated HVAC zone — which means a new condensing unit and air handler. Plumbing additions for bathrooms involve running new supply and drain lines, and in some older homes around Roswell and East Cobb, that means upgrading the main supply line as well.

What we don't do is give you a lowball estimate to win the job and then hit you with change orders during construction. Every Need Construction proposal includes a detailed scope of work with line-item pricing. If we discover something unexpected during demolition — and it happens — we discuss it with you before proceeding.

Room Bump-Outs: $50K – $80K

Single-room expansions like a bedroom, home office, or kitchen extension. Includes foundation, framing, roof tie-in, and full interior finishes.

Master Suite Wings: $100K – $150K+

Full bedroom addition with en-suite bathroom, walk-in closet, and potentially a sitting area. Requires plumbing, dedicated HVAC, and extensive finish work.

Second Story Additions: $150K – $300K+

Adding a full second floor with multiple rooms. Involves foundation reinforcement, structural engineering, new roof construction, stairs, and complete mechanical systems.

Garage Additions: $40K – $80K

New attached or detached garages with concrete slab, framing, roofing, and garage door installation. Conversions to living space add HVAC, insulation, and finishes.

"It's tough to find people you feel like you can trust not to try and get over on you. I spoke with Wes about work I needed to get done and was surprised at his level of honesty and professionalism. Putting that with the word of mouth on the quality of his work... and I wouldn't/won't hesitate to work with him on my next project."

"We had a major project to be undertaken. Need construction to the rescue!! We had water damage to some of the framing on the home exterior and major deck demo and rebuild. They handled it all. I had some unique requests that I wanted installed on my deck. The DekDrain rain system along with the full composite Dekorators Summit boards and railing with a cocktail rail was our desire. We also had to have a concrete patio area below. Wes and his team made it all happen. The subframe was built with better materials that any other contractor had even offered and I was impressed with that alone. I have no doubt that hurricane force winds would have no effect on this fortress of a deck. Even the city inpectors were wowed by the build quality. The craftsmanship and finishing of the final product is top tier. They will take the time to make sure it's your dream come true."

FAQ

Home Addition Questions — Answered

Common questions from Alpharetta and Milton homeowners about room addition costs, permits, timelines, and the construction process.

How much does a room addition cost in Atlanta?

Room addition costs in the greater Atlanta area typically range from $50,000 to $150,000 or more, depending on the size, structural complexity, and level of finish you're after. A basic 200-square-foot bedroom bump-out in Alpharetta will land on the lower end, while a full master suite addition with an en-suite bathroom and walk-in closet in Milton can push well past $120,000. At Need Construction, we provide detailed line-item estimates so you see exactly where every dollar goes — no vague per-square-foot guesses.

What are the first steps in planning a home addition checklist?

Start by defining exactly what you need: more bedrooms, a larger kitchen, a dedicated home office. Once you know the goal, establish a realistic budget that includes a 10 to 15 percent contingency for surprises. Next, check your local zoning regulations and HOA covenants — setback requirements in communities like Windward, Crabapple, and Birmingham Crossroads vary widely. We handle all of this during our initial design consultation, including a site survey to identify what's structurally feasible before you spend a dime on architectural plans.

How do I get permits for home additions in Alpharetta?

As your home addition contractor, Need Construction handles the entire permitting process with the City of Alpharetta Community Development department. We prepare and submit the required site plans, structural engineering drawings, and building permit applications on your behalf. For homes in Milton, we work with Fulton County's permitting office. The process typically takes 2 to 4 weeks for approval, and we schedule inspections at every required stage — foundation, framing, mechanical, and final — to keep your project on track.

Is a second story addition better than a ground-level bump out?

It depends on your property and priorities. A second story addition preserves your yard space and is often the better choice for homes on smaller lots in neighborhoods like Windward or Crabapple where setback restrictions limit ground-level expansion. Ground-level bump-outs are generally less disruptive to live through and avoid the structural reinforcement that second stories require — but they do eat into your outdoor space and require new foundation work. We evaluate both options during our site assessment and give you a clear cost and timeline comparison for each approach.

How long does a typical home addition take to build?

Most home additions in the Alpharetta and Milton area take between 3 and 6 months from permit approval to final walkthrough. A single-room bump-out or garage addition typically falls in the 3 to 4 month range, while a full second story addition or master suite wing can run 5 to 6 months. Weather, permit turnaround times, and the complexity of tying into existing HVAC and plumbing systems all factor in. We assign a dedicated project superintendent to every structural project to keep things moving on schedule.

Does a home addition increase property value?

Absolutely — and in North Atlanta's competitive real estate market, the return on investment can be significant. Master suite additions typically recoup 50 to 65 percent of their cost at resale, while adding a bedroom and bathroom to a home in Alpharetta or Milton can increase your property value by $80,000 to $120,000 depending on the finish level. The key is building an addition that matches your home's existing architecture and doesn't over-improve for your neighborhood. We design every addition with both livability and resale value in mind.

Can I live in my home during a major addition?

Yes, most homeowners stay in their homes throughout the construction process. We set up dust barriers and temporary walls to separate the living areas from the work zone, and we maintain clear access paths to all exits. For second story additions where structural work happens above occupied rooms, we coordinate the noisiest phases in advance so you can plan around them. The only scenario where we'd recommend temporarily relocating is if we're reconfiguring your kitchen or only bathroom — and even then, it's usually for just a few weeks.

What is the most expensive part of a home addition?

Foundation work and mechanical system tie-ins — HVAC, plumbing, and electrical — are consistently the biggest line items in a home addition budget. Pouring a new foundation or reinforcing an existing one for a second story can account for 15 to 25 percent of the total cost. Extending your HVAC system, running new plumbing lines, and upgrading your electrical panel to handle the additional load add another 20 to 30 percent. That's exactly why we do a thorough structural and mechanical assessment before quoting — so you know the real numbers upfront, not a lowball estimate that balloons during construction.
