Luxury Outdoor Living in Cumming

Your backyard in Cumming has the space, the views, and the climate for a real outdoor living area — not just a grill on a patio slab. Need Construction designs and builds complete outdoor kitchens, stone fireplaces, and entertaining spaces tailored to Forsyth County properties.

Full-Service Outdoor Kitchen Design

Every outdoor kitchen we build in Cumming starts with a thorough site evaluation and design consultation. We study your property's grade, sun exposure, wind patterns, and proximity to your indoor kitchen so the layout works the way you actually cook and entertain. Cumming's rolling landscape — especially in neighborhoods around Sawnee Mountain and along the GA-400 corridor — means cookie-cutter layouts don't work here. We design for your specific lot.

High-End Appliances & Granite Countertops

We source commercial-grade grills, smokers, pizza ovens, and refrigeration units from brands that professional pitmasters trust. Countertops are cut from natural granite that handles direct heat, Georgia's UV exposure, and the occasional below-freezing night without cracking or discoloring. Every appliance is integrated into custom stone masonry bases built to last decades — not the prefab modules you see at big box stores.

Above Ground Plunge Pools & Hot Tubs

An above ground plunge pool or hot tub turns your outdoor kitchen area into a complete backyard resort. We specialize in integrating these water features into the surrounding hardscape so they look built-in rather than dropped on top. Cumming properties with sloped yards are ideal candidates — we use retaining walls and tiered masonry to create level pool platforms that feel like they've always been part of the landscape. Above ground pool installation costs are significantly lower than inground alternatives, too.

Forsyth County Code Compliance

Permanent outdoor structures in Forsyth County require building permits, structural engineering stamps, and gas line inspections. We handle every piece of the permitting process so you never have to visit the county office. Our structural engineering meets or exceeds Forsyth County building codes for permanent outdoor kitchens and fireplaces — including the footings, masonry walls, and gas connections that inspectors look at most closely.

Cumming homeowners have been investing in outdoor living at a pace we've never seen before. Between the mild Georgia climate that stretches your outdoor season from March through November and the property sizes you get in Forsyth County compared to inside the Perimeter, there's real space to build something worth building. We've completed outdoor kitchen and fireplace projects in neighborhoods from Polo Fields to Windermere, and the common thread is this: people want a space where they can cook, entertain, and relax without going inside.

That's exactly what we build. Whether it's a full outdoor kitchen with a built-in smoker and granite bar top or a stone fireplace with flanking seating walls, every project is designed for your specific property and built to Forsyth County standards. No shortcuts, no prefab modules — just honest masonry, quality appliances, and construction you can trust for decades.

Industry-Standard Contracts

The AIA A201-2017 Standard for Quality Construction

When you're investing $15,000 to $60,000 in an outdoor kitchen or fireplace, the contract matters as much as the craftsmanship. We use the AIA A201-2017 general conditions on every project — the construction industry's gold standard for transparent, fair agreements.

Clear Communication and Legal Protection

The AIA A201-2017 is a standardized contract document developed by the American Institute of Architects and used on construction projects nationwide. It defines the rights, responsibilities, and obligations of everyone involved — you, the contractor, and any subcontractors or architects. For Cumming homeowners, this means there's no ambiguity about what's included in your project scope, how change orders are handled, or what happens if something doesn't go as planned.

We've seen too many contractors in Forsyth County hand homeowners a one-page "agreement" that leaves everything open to interpretation. That's how disputes happen. The A201-2017 eliminates that risk by establishing clear terms both parties agree to before the first footer is poured.

  • Scope, schedule, and payment terms defined upfront
  • Change order process that protects your budget
  • Warranty terms and quality expectations in writing

Transparent Project Management

From the first stone laid to the final gas line connection, we track every milestone and keep you informed at each stage. Our project management process is built around the A201-2017 framework — you'll know exactly where your outdoor kitchen or fireplace build stands at all times, what's coming next, and when to expect completion.

This isn't just paperwork. Transparent tracking catches potential issues early — like an appliance shipping delay or a day lost to Georgia thunderstorms — and lets us adjust the schedule before small setbacks turn into big problems. Our Cumming clients consistently tell us that the communication alone sets us apart from other contractors they've worked with.

  • Weekly progress updates with photos and milestone tracking
  • Proactive schedule adjustments for weather and material lead times
  • Final walkthrough and inspection coordination before handoff
Stone Fireplaces

Custom Stone Fireplaces & Fire Features

Nothing extends your outdoor season in Cumming like a stone fireplace. We build gas and wood-burning fireplaces, fire pits, and fire tables that become the centerpiece of your backyard — warm enough to use on a December evening and dramatic enough to impress guests year-round.

Outdoor Stone Fireplaces

Full masonry fireplaces built from natural stone or manufactured veneer, with gas or wood-burning fireboxes. We design the firebox, chimney, and hearth to match your home's architecture — from traditional stacked stone that fits Cumming's mountain aesthetic to clean-lined contemporary designs. Every fireplace is engineered for proper draw and safety.

Fire Pit & Fire Table Builds

Custom fire pits with natural gas connections eliminate the hassle of hauling firewood and dealing with smoke. We build circular, rectangular, and linear fire features into patio surfaces and seating walls. Fire tables with granite or concrete tops double as functional outdoor dining surfaces when the flames are off — a popular choice for Cumming patios and pool decks.

Kitchen-Fireplace Combinations

The most popular outdoor living configuration we build in Cumming pairs a full kitchen with an adjacent fireplace and seating area. This creates two distinct zones — a cooking and serving area and a lounge — connected by matching stonework and shared hardscape. It's the setup that turns your backyard into an actual entertaining destination, not just a place with a grill.

"It's tough to find people you feel like you can trust not to try and get over on you. I spoke with Wes about work I needed to get done and was surprised at his level of honesty and professionalism. Putting that with the word of mouth on the quality of his work... and I wouldn't/won't hesitate to work with him on my next project."

"We had a major project to be undertaken. Need construction to the rescue!! We had water damage to some of the framing on the home exterior and major deck demo and rebuild. They handled it all. I had some unique requests that I wanted installed on my deck. The DekDrain rain system along with the full composite Dekorators Summit boards and railing with a cocktail rail was our desire. We also had to have a concrete patio area below. Wes and his team made it all happen. The subframe was built with better materials that any other contractor had even offered and I was impressed with that alone. I have no doubt that hurricane force winds would have no effect on this fortress of a deck. Even the city inpectors were wowed by the build quality. The craftsmanship and finishing of the final product is top tier. They will take the time to make sure it's your dream come true."

FAQ

Outdoor Kitchen & Fireplace FAQs for Cumming

Common questions from Forsyth County homeowners about custom outdoor kitchens, stone fireplaces, above ground plunge pools, and the A201-2017 construction standard.

What is the AIA A201 2017 and why does it matter for my project?

The AIA A201-2017 is the most widely used standardized contract document in the construction industry. It establishes the rights, responsibilities, and relationships between the homeowner, contractor, and architect throughout the project. For your outdoor kitchen or fireplace build in Cumming, it means every detail — scope of work, payment schedules, change orders, and warranty terms — is spelled out in plain language before we break ground. Need Construction uses A201-2017 on every project because it protects you and keeps the entire build transparent from start to finish.

How much does a custom outdoor kitchen cost in Cumming?

Custom outdoor kitchens in Cumming typically start around $15,000 for a basic layout with a built-in grill, countertops, and storage. Mid-range projects with granite countertops, a sink, refrigerator, and stone masonry base run between $25,000 and $45,000. High-end builds with full appliance suites, pizza ovens, and integrated fireplaces can exceed $60,000. The final cost depends on your appliance selections, countertop materials, and the masonry complexity. Every dollar you invest adds real equity to your Forsyth County home — outdoor kitchens consistently rank among the highest-ROI home improvements in North Georgia.

Can I install an above ground plunge pool on my slope?

Absolutely. Many properties in Cumming sit on rolling terrain, and above ground plunge pools are a great solution for sloped lots. We start with a site evaluation to determine how much grading or leveling your property needs. In many cases, we integrate retaining walls into the design so the pool sits level while the surrounding landscape follows its natural grade. Our team has worked on plenty of hillside properties throughout Forsyth County — from Coal Mountain to Sawnee Mountain — and we engineer every installation to handle the drainage and structural requirements that come with Cumming's topography.

What are the best materials for outdoor countertops in GA?

Granite is our top recommendation for outdoor kitchens in Georgia. It handles direct heat from grills and pizza ovens without scorching, resists staining from food and drinks, and holds up to our hot summers and occasional hard freezes. Sealed granite requires minimal maintenance — just clean it with mild soap and reseal every couple of years. We also install soapstone and quartzite for clients who want a different aesthetic. What we don't recommend for outdoor use in Georgia is marble or standard indoor quartz, both of which can discolor or crack under UV exposure and temperature swings.

Do I need a permit for a fireplace in Forsyth County?

Yes, Forsyth County requires a building permit for any permanent outdoor fireplace or fire feature that involves a gas line connection or structural masonry. If your fireplace includes a gas log set or natural gas hookup, you'll also need a separate gas line permit and safety inspection. Need Construction handles all of the permitting for our Cumming clients — from submitting plans to scheduling inspections — so you don't have to deal with the county offices. We build to code every time, and the inspections are just confirmation of what we already know is done right.

How long does an outdoor kitchen installation take?

Most outdoor kitchen projects in Cumming take between three and six weeks from the start of construction, depending on the scope. A straightforward grill station with countertops and a base might wrap up in three weeks. Larger builds with stone masonry fireplaces, plumbing for sinks, gas lines, and electrical for lighting take closer to five or six weeks. Masonry needs proper curing time — we don't rush that step. Appliance lead times can also factor in, especially for custom or commercial-grade units. We'll give you a realistic timeline during your estimate and keep you posted every step of the way.

Are above ground hot tubs more efficient than inground?

In most cases, yes. Above ground hot tubs have better insulation on all sides, which means they retain heat more efficiently and cost less to operate month over month. They're also easier to access for maintenance — filters, pumps, and plumbing are right there without digging. Installation costs run significantly lower too, since there's no excavation involved. For Cumming homeowners who want a hot tub without a major construction project, an above ground unit paired with a well-designed deck surround gives you the built-in look at a fraction of the inground price.

How do I winterize my outdoor kitchen in Georgia?

Georgia winters are mild compared to the Northeast, but Cumming does see freezing nights from December through February, and that's enough to damage exposed plumbing. Start by shutting off and draining all water supply lines to your outdoor sink and any ice makers. Disconnect hoses and open faucet valves so residual water can escape. For your stone and masonry surfaces, a waterproof cover prevents moisture from settling into pores and cracking during freeze-thaw cycles. Clean and cover stainless steel appliances with fitted covers to prevent rust and weather staining. If you have a gas fireplace, leave the gas line on but turn off the pilot light to save fuel.
