Newnan's Choice for Composite Decking & Modern Railing

Newnan homeowners looking for a deck that combines modern aesthetics with decades of durability choose cable railing for decks paired with premium composite surfaces. Our crew specializes in exactly that combination — giving you clean sightlines, zero-maintenance surfaces, and a finished product built to handle Coweta County's climate.

Every deck project we take on in Newnan starts with an on-site visit at your property. We evaluate your lot's grade and drainage — Newnan's rolling topography means many backyards slope away from the house, which creates opportunities for elevated decks and multi-level platforms but also demands careful footer placement and structural engineering. Whether you're in a neighborhood off Lower Fayetteville Road, along the tree-lined streets near downtown Newnan, or in a newer community like Summergrove or Arbor Springs, we design the deck to fit your specific lot conditions rather than forcing a generic plan onto your backyard.

As Certified Deckorators Pro installers, we use mineral-based composite decking that stays cooler underfoot in direct sun, resists moisture absorption better than wood-flour composites, and won't rot, warp, or grow mold in Georgia's humidity. We pair that surface with 316 Marine Grade Stainless Steel cable railing — sleek horizontal cables that give you unobstructed views of your backyard, tree canopy, or pool area without the visual clutter of traditional wood pickets. The result is a modern outdoor living space that looks sharp for decades without annual staining, sealing, or board replacement.

Our full-service approach means we handle everything from initial CAD design with multi-level layout options and integrated LED lighting plans through Coweta County permitting, HOA architectural review submissions, construction, and final inspection. You work with one team from the first consultation through the final walkthrough — no subcontractor juggling, no communication gaps.

Screened Porches & Covered Outdoor Living

Newnan's warm climate is perfect for outdoor living — but Georgia's mosquitoes, pollen, and afternoon storms mean an open deck isn't always enough. Our screened porches and covered outdoor spaces give you the best of both worlds: fresh air and backyard views without the bugs, rain, or relentless sun.

Our custom screened porches in Newnan feature vaulted ceilings with exposed timber framing that open up the space and give it an architectural presence that flat-ceiling enclosures can't match. We build these structures to integrate seamlessly with your home's existing roofline — matching shingle profiles, fascia details, and trim colors so the porch looks like it was part of the original construction, not a bolted-on afterthought. Every screened porch includes fine-mesh insect screening rated for Georgia's aggressive pest population and a structural frame engineered to handle wind loads and the weight of ceiling fans, lighting, and outdoor electronics.

For homeowners with elevated decks, we install underdeck drainage systems that capture rainwater at the joist level and channel it away from the space below. This creates a dry, usable patio area underneath your deck — essentially giving you two outdoor living spaces from a single structure. It's a popular addition in Newnan's hilly neighborhoods where deck heights of 8 to 12 feet off grade are common. We pair these systems with ceiling finishes underneath the deck so the space below looks finished and intentional, not like an exposed subframe.

Seamless indoor-outdoor transitions are a priority on every screened porch project. We align door thresholds, match flooring heights, and design the layout so your kitchen, dining area, or living room flows naturally onto the porch. Weather-resistant materials rated for Georgia's climate go into every component — composite or PVC flooring that won't swell or rot, aluminum screening frames that resist corrosion, and pressure-treated or steel structural members that handle the load for decades.

Vaulted Ceiling & Timber Framing

Custom screened porches with exposed timber framing and vaulted ceilings that open up the space and add architectural character.

Underdeck Drainage Systems

Capture rainwater at the joist level and channel it away — creating dry, usable patio space below your elevated deck.

Seamless Indoor-Outdoor Flow

Aligned thresholds, matched flooring heights, and layouts designed so your kitchen or living room flows naturally onto the porch.

Georgia-Rated Weather Resistance

Every material selected for Coweta County's humidity, heat, and storm exposure — from composite flooring to corrosion-resistant aluminum screening frames.

"It's tough to find people you feel like you can trust not to try and get over on you. I spoke with Wes about work I needed to get done and was surprised at his level of honesty and professionalism. Putting that with the word of mouth on the quality of his work... and I wouldn't/won't hesitate to work with him on my next project."

"We had a major project to be undertaken. Need construction to the rescue!! We had water damage to some of the framing on the home exterior and major deck demo and rebuild. They handled it all. I had some unique requests that I wanted installed on my deck. The DekDrain rain system along with the full composite Dekorators Summit boards and railing with a cocktail rail was our desire. We also had to have a concrete patio area below. Wes and his team made it all happen. The subframe was built with better materials that any other contractor had even offered and I was impressed with that alone. I have no doubt that hurricane force winds would have no effect on this fortress of a deck. Even the city inpectors were wowed by the build quality. The craftsmanship and finishing of the final product is top tier. They will take the time to make sure it's your dream come true."

FAQ

Newnan Deck & Cable Railing FAQ

Common questions from Newnan homeowners about deck construction, cable railing costs, screened porches, and local building requirements.

What is cable railing for decks and is it safe?

Cable railing for decks uses tensioned stainless steel cables strung horizontally between sturdy metal or wood posts, replacing traditional wood pickets or aluminum balusters. It's extremely safe — every cable railing system we install in Newnan meets or exceeds the International Residential Code requirements for railing strength and spacing. The cables are tensioned to prevent gaps wide enough for children or pets to slip through, and the 316 Marine Grade Stainless Steel we use won't corrode, snap, or weaken over time the way wood pickets can rot and loosen. Coweta County inspectors verify our installations against all applicable safety codes before final sign-off.

How much does cable railing cost per linear foot in Newnan?

Cable railing for decks in Newnan typically costs $55 to $110 per linear foot installed, depending on your post material and cable grade. We use 316 Marine Grade Stainless Steel cables as our standard — it's the same alloy used in marine and coastal applications, and it handles Georgia's humidity far better than cheaper 304-grade alternatives. Aluminum posts sit at the lower end of that range, while brushed stainless steel or custom hardwood posts push toward the higher end. For a typical 200-square-foot Newnan deck, the railing portion usually runs $2,800 to $6,500 depending on the perimeter length and number of corners or stair transitions.

Where can I find deck builders near Newnan, GA?

Need Construction serves all of Newnan and the surrounding Coweta County area, including Sharpsburg, Senoia, Peachtree City, and Brooks. We're a local team — not a franchise operation — with over 8 years of experience building custom decks and porches across the south metro Atlanta region. You can browse completed Newnan deck projects in our portfolio and read reviews from homeowners in your area. We offer free on-site consultations throughout Coweta County, and our crew regularly works in neighborhoods along Lower Fayetteville Road, the Summergrove and Arbor Springs communities, and the historic homes near downtown Newnan.

Deckorators vs. Trex: which is better for Newnan homes?

We install Deckorators over Trex for a specific reason: Deckorators uses a mineral-based composite core rather than the wood-flour core found in Trex and most other brands. That mineral composition means Deckorators boards absorb significantly less heat in direct sun — a real advantage during Newnan's 95-degree summer afternoons when you want to walk barefoot on your deck. Deckorators also resists moisture absorption better, which matters in Coweta County's humid climate where wood-based composites can swell and develop mold underneath. Both brands carry 25-year structural warranties, but Deckorators includes a superior fade and stain warranty without requiring you to use specific cleaners. That combination of cooler surface temps, better moisture resistance, and stronger warranty coverage is why we became Certified Deckorators Pro installers.

How long does a composite deck last in Georgia?

A properly built composite deck in Georgia lasts 25 to 50 years depending on the product line and installation quality. The Deckorators composite we install carries a 25-year structural warranty and resists the rot, mold, and insect damage that destroys pressure-treated wood decks in Georgia's humid climate within 10 to 15 years. You'll never need to stain, seal, or sand composite decking — a washdown with soap and water once or twice a year keeps it looking new. The substructure matters just as much: we use pressure-treated lumber rated for ground contact on all joists and beams, with engineered concrete footings that prevent settling and shifting over time.

Can I add a screened porch to my existing deck?

Yes, and it's one of the most popular projects we handle in Newnan. Converting an existing deck to a screened porch starts with a structural load analysis — we need to verify that your current deck framing, footings, and ledger board attachment can support the added weight of a roof structure, screening, and any ceiling finishes like tongue-and-groove or bead board. In most cases, we can work with the existing deck frame by reinforcing key connection points. The roof tie-in is the critical detail: we integrate the new porch roof into your home's existing roofline with proper flashing, drip edge, and matching shingles so it looks like it was built with the house. Coweta County requires permits for this type of conversion, and we handle the entire process.

What maintenance does a cable railing system require?

Cable railing is about as low-maintenance as outdoor railings get. Clean the cables and posts with mild soap and water two or three times a year to remove pollen, dirt, and the occasional Georgia red clay splatter. Once a year, check the cable tension by pressing on each run — if a cable deflects more than a couple inches, tighten the turnbuckle fitting at the terminal end. We walk every Newnan client through this at the final walkthrough and provide a quick reference card. Our stainless steel cables don't rust or require coating, so there's no painting, staining, or chemical treatments involved.

Do I need a permit to build a deck in Newnan?

Yes. Coweta County requires a building permit for new deck construction, and most structural modifications or additions to existing decks also trigger permit requirements. Any deck attached to the house, any deck over 200 square feet, and any deck surface more than 30 inches above grade requires a permit and inspections. If your Newnan neighborhood has a homeowners association — and many do, including communities like Summergrove, The Springs of Sharpsburg, and Arbor Springs — you'll also need HOA architectural approval before starting. Need Construction handles the entire permitting and HOA submission process: we prepare structural drawings, submit applications, track approvals, and schedule all required Coweta County inspections.
