Before You Sign a Deck Contract, Read This

If you're weighing whether composite decking is worth it, you're asking the right question. A new deck is one of the biggest outdoor investments you'll make — typically $15,000 to $45,000 in the North Atlanta market — and the material you choose affects everything from your weekend maintenance routine to your home's resale value a decade from now.

We're Need Construction, and we've been building decks across Alpharetta, Milton, Roswell, and Johns Creek for over eight years. We install both pressure-treated wood and Deckorators composite, so we don't have a financial incentive to push one over the other. What we do have is real cost data from hundreds of projects and honest feedback from homeowners who've lived with both materials.

This guide breaks down the actual numbers — upfront costs, long-term maintenance, home value impact, and the performance differences that matter in Georgia's climate. By the end, you'll know exactly which material makes sense for your home, your budget, and how you actually want to spend your weekends.

Cost Comparison

Composite vs. Wood Decking: The True Cost of Ownership

The sticker price only tells half the story. Here's what a composite vs wood deck actually costs over 20 years.

Initial Investment: Why Composite Costs More Upfront

Let's be straightforward about the numbers. For a standard 300 square foot deck in the Roswell or Alpharetta area, here's what you're looking at:

Pressure-Treated Wood

$15–$25 / sq ft installed

  • Materials: $8–$12 per sq ft
  • Labor: $7–$13 per sq ft
  • Total for 300 sq ft: $4,500–$7,500

Composite (Deckorators)

$30–$60 / sq ft installed

  • Materials: $18–$35 per sq ft
  • Labor: $12–$25 per sq ft
  • Total for 300 sq ft: $9,000–$18,000

Yes, composite costs 2–3x more on day one. That's the number most homeowners fixate on. But the real question isn't what it costs to build — it's what it costs to own.

Annual Maintenance: Where Wood Gets Expensive

Wood decks in Georgia need staining or sealing every 1–2 years. Skip it, and you'll see graying, splintering, and warping within a single season — our humidity accelerates deterioration faster than homeowners in drier climates realize. Each treatment runs $500–$1,200 if you hire a pro, or a full weekend of your time if you DIY. Add in periodic board replacement (figure 10–15% of boards every 5 years), and wood maintenance adds up fast.

Composite decking maintenance? Soap. Water. A soft brush. Twice a year, about 30 minutes total. That's not marketing — that's what our clients across Milton and Marietta actually report. No staining, no sealing, no splinter checks before the kids go barefoot. The low maintenance decking lifestyle is real, and it's the single biggest reason homeowners tell us they're glad they went composite.

The 20-Year Cost Comparison

Cost Category Wood (20 Yrs) Composite (20 Yrs)
Initial Build (300 sq ft) $6,000 $13,500
Staining/Sealing (10 cycles) $7,500 $0
Board Replacement $2,400 $0
Cleaning Supplies $400 $200
Total Cost of Ownership $16,300 $13,700

These are mid-range estimates based on our project data from 2018–2025 in the North Atlanta market. Your numbers will vary with deck size and material grade, but the pattern holds: composite breaks even around year 7–10 and saves money every year after that.

The Splinter-Free Lifestyle

Beyond the dollars, there's a quality-of-life factor that doesn't show up in spreadsheets. Families in Alpharetta and Johns Creek with young kids tell us the splinter-free surface was the deciding factor. No more inspecting boards before the kids play. No more worrying about bare feet after a rain. Composite delivers a surface that stays smooth, stable, and safe for the entire composite deck lifespan — and that peace of mind is worth something, too.

Deckorators Composite

The Deckorators Advantage: Mineral-Based Composite Technology

Not all composite decking is created equal. Here's why we chose to partner with Deckorators for our North Atlanta builds.

Ground-Contact Rated

Most composite brands void their warranty the moment the boards touch soil or standing water. Deckorators' mineral-based composite (MBC) is different — the mineral core is inherently moisture-resistant, making it one of the only composites rated for ground-contact installation. That means ground-level patios, walkways, and low-profile platforms are all on the table. Our clients in Canton and Cumming love this for creating seamless transitions between indoor and outdoor living.

Superior Weight-to-Strength

Traditional wood-plastic composites (WPC) can feel hollow or bouncy underfoot. PVC decking is lightweight but lacks rigidity. Deckorators MBC boards deliver a weight-to-strength ratio that feels solid — closer to hardwood than plastic. When you walk across a Deckorators deck, you notice the difference immediately. That stability matters for everything from heavy furniture to hot tub installations across Roswell and Marietta.

Built for Georgia Humidity

Thermal expansion is the silent problem with many composites in the Southeast. Boards that grow and shrink with temperature changes create gaps, warping, and fastener stress. Deckorators' mineral-based formula has a significantly lower thermal expansion rate than standard WPC products. In Georgia's swing from 25°F winter mornings to 95°F summer afternoons, that dimensional stability prevents the buckling and gapping issues we've seen with lesser brands.

Barefoot-Friendly in Summer

The "is composite decking worth it if it burns your feet?" question comes up constantly. Deckorators' mineral core dissipates heat faster than traditional polymer blends. Pair that with their lighter color options — Tundra, Chai, and Driftwood are popular in our Alpharetta and Peachtree City projects — and you get a surface that stays comfortable for barefoot use even in peak Georgia summer. We always recommend lighter tones for full-sun exposures and incorporate shade structures where budget allows.

As certified Deckorators installers, we stand behind the full product warranty. That means 25-year structural, stain, and fade protection — backed by the manufacturer and our own workmanship guarantee. Learn more about deck construction costs including Deckorators material pricing.

Decision Guide

When Is Composite Decking Worth It — And When Isn't It?

Composite isn't the right call for every project. Here's our honest take after eight years of building both.

Composite Makes Sense When…

  • You plan to stay 7+ years. That's the break-even window where lower maintenance costs offset the higher upfront investment.
  • Low maintenance is a priority. If staining a deck every other year sounds miserable, composite pays for itself in free weekends alone.
  • You want ground-level installation. Deckorators MBC is one of the only composites rated for ground contact — wood rots fast in that application.
  • Resale value matters. Buyers in Alpharetta and Johns Creek specifically look for low maintenance decking features.
  • You have kids or go barefoot. Splinter-free, consistent surface with no annual safety checks.

Wood Might Be Better When…

  • Budget is tight right now. If you need a deck this spring and have $7,000 to work with, pressure-treated wood gets you a solid 300 sq ft structure.
  • You enjoy maintenance. Some homeowners genuinely like the ritual of staining — it's their Saturday project and they take pride in it.
  • You're selling within 2–3 years. The ROI crossover hasn't happened yet, so the lower upfront cost makes more financial sense.
  • You want a natural aesthetic. Nothing looks exactly like real wood grain — composite has come a long way, but it's still engineered material.

FAQ

Composite Decking FAQs

Answers from our team based on eight years of building decks in North Atlanta

Does composite decking increase home value?

Yes — composite decking consistently ranks among the top outdoor improvements for return on investment. According to Remodeling Magazine's Cost vs. Value report, homeowners in the Atlanta metro area recoup 65–75% of a composite deck addition at resale. Buyers in neighborhoods like Alpharetta and Johns Creek actively look for low maintenance outdoor living spaces, and a composite deck signals modern upgrades that won't need immediate work. The lasting curb appeal of composite — no peeling stain, no splintered boards — keeps your home looking move-in ready for decades.

How long does composite decking last?

Most premium composite decking products carry warranties between 25 and 50 years. Deckorators Voyage and Vault lines, which we install throughout North Atlanta, include a 25-year structural warranty and 25-year stain and fade coverage. By comparison, pressure-treated wood decks typically last 10–15 years before boards need replacing. Composite is engineered to resist rot, insect damage, and moisture — three factors that shorten the composite deck lifespan of wood in Georgia's humid climate.

Is composite decking more expensive than wood?

Upfront, yes. Composite materials run roughly $30–$60 per square foot installed, compared to $15–$25 for pressure-treated lumber in the Roswell and Milton area. However, the total cost of ownership tells a different story. Wood requires staining every 1–2 years ($500–$1,200 per treatment for a standard 300 sq ft deck) plus periodic board replacement. Over a 20-year span, composite typically saves homeowners $8,000–$15,000 in maintenance costs alone. Most of our clients see the ROI crossover point at 7–10 years.

Does composite decking get too hot for feet?

This is the number one concern we hear from homeowners in Alpharetta and Peachtree City, and it's a fair question given Georgia summers. Lighter composite colors stay noticeably cooler than darker shades. Deckorators mineral-based composite boards also dissipate heat faster than traditional wood-plastic blends because the mineral core doesn't retain thermal energy the same way. We always recommend lighter tones for full-sun decks and discuss shade structure options during the design phase.

Can you pressure wash composite decking?

You can, but we recommend keeping pressure below 1,500 PSI and using a fan-tip nozzle at least 8 inches from the surface. High-pressure settings can damage the protective capping layer on composite boards. For routine cleaning, warm water with a mild soap and a soft-bristle brush is all you need — most homeowners spend about 30 minutes twice a year. That's the beauty of low maintenance decking: no sanding, no staining, just a quick wash.

Is composite decking slippery when wet?

Modern composite boards are engineered with textured grain patterns that provide reliable grip, even when wet. Deckorators products undergo ASTM slip-resistance testing and meet or exceed requirements for residential and commercial applications. We regularly install composite decks next to pools and hot tubs in Roswell and Johns Creek, and the textured surface performs well in those high-moisture environments.

Does composite decking fade in the sun?

All decking experiences some initial color settling during the first few months of UV exposure, but premium composites are designed with UV-resistant polymer capping that locks in color long-term. Deckorators backs their products with a 25-year fade and stain warranty. After the initial settling period, the color remains remarkably consistent — a stark contrast to wood, which grays out within a single season without regular staining.

Can composite decking be installed on the ground?

Most composite brands cannot be installed at or below ground level because moisture exposure voids the warranty. Deckorators mineral-based composite (MBC) is the exception — the mineral core is inherently moisture-resistant, making it one of the only composites rated for ground-contact installation. This opens up design possibilities like ground-level patios, walkways, and low-profile platforms that our clients in Canton and Cumming love for transitioning between their homes and yards.

"We had a major project to be undertaken. Need construction to the rescue!! We had water damage to some of the framing on the home exterior and major deck demo and rebuild. They handled it all. I had some unique requests that I wanted installed on my deck. The DekDrain rain system along with the full composite Dekorators Summit boards and railing with a cocktail rail was our desire. We also had to have a concrete patio area below. Wes and his team made it all happen. The subframe was built with better materials that any other contractor had even offered and I was impressed with that alone. I have no doubt that hurricane force winds would have no effect on this fortress of a deck. Even the city inpectors were wowed by the build quality. The craftsmanship and finishing of the final product is top tier. They will take the time to make sure it's your dream come true."
